How do I use Inspect-a-Lot?

Inspect-a-Lot is a mobile inspection app for your iPad from Bradford Technologies and SFREP. You can use it in the field to record information about a property, take photos, and draw a sketch, then transfer everything to an Appraise-It report.

Installing Inspect-a-Lot on Your iPad

On your iPad, launch the App Store, search for "Inspect a Lot", then tap Get.

  • Inspect-A-Lot is only available on the iPad; it will not appear in searches on an iPhone.

Installing Inspect-a-Lot in Appraise-It

You can contact our Sales Department to purchase the Inspect-a-Lot integration. Once it's been added to your account,  you're ready to go. You can log into inspect-a-lot Connect using the same credentials that you use to log into Appraise-it PRO.  (Please note that Inspect-a-lot is not longer compatible with Appraise-it Classic, and can only be used in Appraise-it Pro)

Starting an Inspection

You can begin a new inspection in Appraise-It Pro or directly within Inspect-a-Lot.

Starting in Appraise-It PRO

1. Open a new report.
2. Populate basic subject information in the report.
3. In Appraise-It Pro, go to the Services tab and select Inspect-a-Lot Connect
4. Enter your Appraise-It Account credentials, then select Next.
5. Select Export the current Appraise-It report to a new Inspect-a-Lot Connect inspection, then select Next, then Exit.
6. Launch the app on your iPad and log in with your Appraise-It Account credentials.
7. Tap Sync, then tap Open next to the new inspection you created in Appraise-It.

Starting in Inspect-a-Lot

1. Launch the app on your iPad and log in with your Appraise-It PRO Account credentials.
2. Tap New Inspection.

Using Inspect-a-Lot

Inspection List

The My Inspections screen shows your active inspections.

Tap All, New, In Progress, Completed, and Transferred at the top of the screen to filter the list.

Tap Sync to ensure the list is up to date.

Tap Delete next to any inspection you want to delete.

  • You can select and delete multiple transferred inspections at a time on the Transferred tab.

Tap Map next to any inspection to launch your preferred map app to get driving directions to the property.

Tap any inspection to open and edit it.

Filling Out an Inspection

Tap Subject, Sketch, Comps, and Summary at the top of the screen to switch between those parts of the report.

Tap any section on the left to jump to that section and begin filling it out.

  • To reorder them, go back to the Inspection List, then tap Settings, then Section Order. Tap and hold a section to drag it to a new location.

Refer to the 5-minute mark in the video above for a demonstration of sketching in Inspect-a-Lot.

Enter as much or as little information in your inspection as you like. When you're done, whatever you have entered will transfer back to your report in Appraise-It.

Transferring Your Inspection to Appraise-It

1. In Inspect-a-Lot, with the inspection open, tap Summary, then tap the Inspection Completed slider.
2. Tap Inspection List in the upper left corner, then tap Sync.
3. In Appraise-It Pro, with the destination report open, go to the Services tab and select Inspect-a-Lot Connect
4. Enter your Appraise-It Account credentials, then select Next.
5. Select Import an Inspect-a-Lot Connect inspection into the current Appraise-It report, then select Next.
6. Select the inspection you wish to import, then select Next.
7. Deselect any items you don't wish to import from the inspection, then select Next, then select Yes.
8. Drag and drop any photos you took during the inspection to their correct locations in the appraisal report, then select Exit.

Your inspection information has now been transferred into your report file, and you can complete your appraisal.
